About this tool

A 5% commission on a $500,000 home doesn't mean $25,000 for the agent. It's split with the other side's agent, then with the brokerage, and fees come off the top. This calculator follows the money from sale price to the agent's actual take-home.

Country presets reflect common practice: flat splits in the US, tiered rates and GST/HST in Canada, seller-only commissions plus GST in Australia, and brokerage plus 18% GST in India. Everything is editable, including brokerage caps and per-deal fees.

Use it to compare brokerage offers, check a listing presentation, or show sellers what they'll pay including tax.
